Commercial property refurbishment

One Eversholt Street and One Euston Square are multi tenanted office blocks in London. They are part of Sydney and London Properties’ Euston Square Estate, which incorporates over 310,000 sq ft of office space. The estate encompasses four buildings positioned in front of Euston Station – a prestigious and strategically significant location.

OUR ACTION – OPTIMISING AND SHARING RESOURCES

Westway was initially successful with its tender for the resident site at One Eversholt Street. We were then invited to tender for the maintenance of mechanical and electrical services within the adjacent One Euston Square building.

We delivered cost savings by streamlining the management of both sites: two separate contracts were looked after by a single, dedicated team.

Our approach successfully optimised and shared the combined labour resources and sub-contracted services, while maintaining full cover to both sites.

 

OUR RESULTS – EXPERIENCE MAKES THE DIFFERENCE

The 15 storey One Euston Square building had been unoccupied for some time. Westway’s experience was crucial in supporting the new tenants and keeping the managing company updated during the moving in and post occupation period.

The building was partially refurbished, and 7 floors were let to new tenants in the space of 5 months. We supervised the refurbishment works and provided technical support, enabling a high standard of landlord services to be maintained.

The maintenance contracts are now fully operational and both labour forces are interacting well. Contract service levels are being met, and the team is now focused on reducing reactive calls and optimising energy efficiency.
