Managing a landmark, multi-tenanted office building

At 18 storeys, Castlemead is the tallest high-rise building in Bristol. Completed in 1981 and located in centre of the city close to Cabot Circus, it provides amazing urban views.

Recently refurbished, Castlemead is now a fully air conditioned multi tenanted office building, well-appointed and finished to an exceptionally high standard.

OUR ACTION – PLANNED AND REACTIVE MAINTENANCE

Westway has a resident team of engineers on site. It is responsible for the planned and reactive maintenance of all the mechanical and electrical services, including managing specialist sub-contractors. Our site team also supports the building management team, by undertaking minor fabric works.

Westway contributes to Castlemead’s high tenancy levels, efficiently meeting tenants’ widely differing requirements.

We operate and maintain the plant and services throughout the building. This is a demanding task, given that generally the plant is as originally installed over 30 years ago.

OUR RESULTS – EXTENDING THE LIFE OF PLANT AND EQUIPMENT

Our on site team is part of the overall building management team. It’s made several significant contributions to the efficient operation of the building, and to extending the life of the plant and equipment, including providing 5 year plant investment plans.

Environmental issues and a well-controlled operating budget are important to the building owner, and Westway is undertaking a full energy review and building audit. This process will reduce energy consumption and carbon emissions, delivering a more efficient building that meets environmental objectives.
